I would compare you being here to falling asleep on the couch and waking up to paid programming on the T.V. You have no idea how you got there, what you are watching, but you watch the whole thing without even realizing it. Anywho...on with the good stuff.


This month, I wanted to talk about the awkward topics when it comes to using a real estate agent. I will start by telling you a story…


I recently just closed a deal with a client who had purchased their old home with another real estate agent. They were connected by a family friend who referred this particular agent to them to purchase their first home. Exciting Stuff! The real estate agent did a terrific job taking them around to different houses, putting in multiple offers, and eventually finding them the perfect starter home. The process went by without a hitch! They got to the closing table, signed the docs and headed to celebrate. In the parking lot, the buyers finally asked their, then agent…

So how much do we owe you? Or is that not how this works?


At that point the agent went on to tell them how the process works.


This blog is to inform you on how the process works. At Moran Properties, we try to be as transparent as possible on how we get paid. Our service is valuable, bottom line. We are out showing houses just about every night, seeing what is out there in every market, networking with other agents trying to find the right home for our clients, learning and utilizing creative ways to win offers for our clients in this crazy sellers market, learning and utilizing creative ways to get the most money possible for our sellers in this crazy sellers market, and the list goes on.


If you don’t take anything else from this blog, PLEASE remember this!

  • Sellers pay real estate commissions.

  • Buyers DO NOT pay real estate commissions.

Sellers, typical real estate percentage is 6% (3% goes to your listing agent, and 3% goes to the buyers agent who brings the buyer). If your agent is willing to do it for less, you are getting a heck of a deal!


Buyers, you have no reason not to be represented by a buyers agent! Please reach out and have a professional protect your best interests. They will go to all ends of the earth showing you homes, help you win the offer, take care of all of the paperwork while negotiating and dealing with the listing agent, and get you to the closing table stress free...hopefully! Oh did I mention the seller pays them.


Now, For Sale By Owners are a completely different BEAST! I will address that in another blog!
